About reale.in

Since 2017 every real estate project of any size in India has had to be registered with its state's Real Estate Regulatory Authority before it can be sold. The registration is public: the promoter, the land, the approvals, the number of units, the date they promised to finish, and every quarter's progress. It is the best record of Indian real estate that exists.

It is also scattered across more than thirty portals, each built differently, most searchable only one project at a time, few of them readable on a phone, and none of them showing you what changed since you last looked. reale.in reads them for you.

What this site does

• Reads each state registry on a weekly cadence and normalises the projects into one set of columns: name, registration number, promoter, type, status, district, locality, land area, units, the registration date, the promised completion date and any extension.
• Keeps the history. Every read is compared with the last. A status flip, a completion date pushed out, a promoter renamed: recorded against the project and listed on this week's changes.
• Builds the views the portals lack: by district, by promoter (with the full record: completed, in progress, lapsed), by status, by year, and a single search across every state.
• Links every page to its source. The registry entry is one click away. We want you to check it there.

Sources and accuracy

All data comes from the state authorities' own public portals, listed with their last read time on the coverage page. We republish what the promoter filed and the authority published; we do not verify it, add to it or score it. Fields are normalised (dates, area units, status words) and the raw value is kept and shown wherever the normalisation might mislead. If a registry is down or changes shape, its state shows a stale read time rather than silently old data.

Errors happen: a portal's listing may lag its detail page, a registration may be renumbered, a district may be filed under a neighbouring name. Tell us at [email protected] with the registration number and we will look.

What this site is not

reale.in is not a RERA authority, a broker, a developer or a listing site. Nothing here is for sale and no one pays to appear. We do not take enquiries for projects or pass visitors to promoters.

Privacy

No accounts, no tracking cookies, no advertising. The server keeps ordinary access logs for a few weeks to keep the site running. Where a registry publishes a phone number or e-mail for an individual (a sole-proprietor promoter or an individual agent), we do not reproduce it; contact details of firms are shown as published, and removed on request to [email protected].

Our crawler

The reads are made by a crawler identifying itself as reale.in/1.0 (+https://reale.in/about#bot). It fetches one page at a time per portal with a pause between requests, caches what it has read so nothing is fetched twice in a week, backs off on any error, and never submits forms other than the public search a visitor would use. A registry that would rather not be read this way can write to [email protected].
